Owned by Ratchada Business District Co., led by businessman Sathit Witayakorn, the land is part of a larger 28-rai parcel. In 2021, 8 rai of this land was sold to AIA Thailand for a record 1.1 million THB per square wah, or 3.5 billion THB in total. Now, the remaining 19 rai is up for sale at 1.5 million THB per square wah, totaling approximately 11 billion THB, though negotiable.

This listing has garnered significant attention due to the strategic location near the MRT Cultural Center station, a future Orange and Blue Line interchange. Previously, Sathit indicated plans to develop the land into a mixed-use project but has postponed due to market conditions.
