Pattarachai Thaveewong, Director of Research and Communications at Colliers International Thailand, reports that the trend in Bangkok's condominium market over the past two years shows a shift toward smaller, high-value developments with a focus on exclusivity. Developers increasingly target prime locations, offering projects with fewer units, sometimes as few as one unit per floor, aimed at high-net-worth buyers. Some penthouses are over 1,000 square meters and priced above 100 million baht per unit. This trend has garnered strong interest from both domestic and foreign luxury buyers, with some units selling before official project launches, and others offered via auction.

As of Q3 2024, there are 298 penthouses available in Bangkok, valued at a total of 17.88 billion baht, with 160 units (53.69%) already sold. The remaining 138 units are mainly in prime inner Bangkok locations. In 2025, more than 200 new units, particularly penthouses or "One Floor One Unit" designs, are expected to enter the market, primarily in areas like Chidlom, Langsuan, Lumpini, Sukhumvit, and along the Chao Phraya River.

Highlighted projects include a luxury development by Sansiri with only 11 units on Sarasin Road, projected to cost over 1 million baht per square meter. Another notable project is the return of Nimit Langsuan, where penthouse prices are also expected to reach 1 million baht per square meter.

The five most expensive penthouses in Bangkok include:

1. Porsche Design Tower Bangkok – 1.4 billion baht (1 million baht/sq.m.)

2. 98 Wireless – 650 million baht (650,000 baht/sq.m.)

3. The Sukhothai Residences – 680 million baht (403,000 baht/sq.m.)

4. Sansiri Luxury Collection at Chidlom – 500 million baht (yet to launch)

5. The Residences at Mandarin Oriental Bangkok – 450 million baht (620,000 baht/sq.m.)
